What can you buy for £250,000 or less? Property editor Caroline Culot selects her best buys from around the region with that price tag.

There are currently over 4000 houses on the market within this price tag - and don't forget you don't pay any stamp duty on houses for sale up to £125,000 and then only 2 per cent on the next £125,000 - so a house costing £250,000 is going to mean £2500 in tax.

Here are some of my favourites currently for sale:

St Giles Street; a one bedroom apartment for sale for £250,000 with Musker McIntyre on 01508 521110.

I lived in an apartment similar to this for a while on St Giles Street, just the other side of the road, and it is a fabulous location because you can get up on a Saturday morning and stroll down into the city, past the flower stall on the corner of the market and go for breakfast in any number of wonderful eateries, my personal choice being the Iron House where they do a marvellous range of dishes with eggs. It used to feel like I was on holiday.

So, yes, you have to balance lifestyle with price tag because this is a one bedroom apartment which probably can't easily accommodate another bedroom, so it really is going to be for a certain buyer. If you are a couple, you can live really happily in this period apartment, above the great fish restaurant Loch Fyne, right up on the top floor with marvellous street views. It offers a fabulous chance to enjoy living in the heart of the city, and that's what you are paying for. It has a large hallway of its own, as well as a communal one, a kitchen with room for a table and chairs, a reception room with an ornate fireplace and original sash windows which also has room for a dining table and a double bedroom with a dressing room and bathroom. I found you can park at certain times in the right spaces on this road but you can also buy parking in the St Giles car park on an annual basis. There's the benefit of no chain.

King's Lynn; a two bedroom cottage for sale for a guide price of £250,000 with Sowerbys on 01553 766741.

I personally love historic properties and probably would always look to buy something that has a past - and you really get this in abundance with this Grade II star listed cottage which is one of the oldest buildings in King's Lynn and forms part of a historic 11th century Benedictine priory which was rescued from demolition and converted in 1975 by the town's preservation trust. So, if you buy this, you really are buying part of the heritage of the town. The Benedictine monks would have worshipped where the town's magnificent Minster now stands. The internal walls date to 1350 and inside is a kitchen, open plan to a dining area, with beams and there is a sitting room with an original stone mullion window and views over the Minster. Upstairs is a master bedroom with a ceiling height of nearly 5ms, a further bedroom and bathroom. Outside, are award winning communal gardens which won a community project award in 2016.

Yarmouth Road, Norwich; a one bedroom apartment for sale for a guide price of £175,000 with Abbotts on 01603 905230.

I love this beautifully built property in the period style with its gables and symmetrical bay windows. It's a good location, near to the railway station, but its price tag reflecting it is out of the city centre. Situated on the first floor, you have wonderful views and inside, it is beautifully presented with an open plan living area with a kitchen and dining area, a bathroom and a double bedroom. The benefit is that with this property you get allocated parking and you are buying a share of the freehold.

The Old Chapel, The Street, North Pickenham, near Swaffham; for sale for a guide price of £145,000 at auction with

I've featured several chapel conversions recently and these kinds of properties really do make stunning homes.This one is really pretty, in my opinion, and has been converted to create three bedrooms and 'upside down' living with a large living/dining area and kitchen on the first floor. The master bedroom has an en suite and there is a family bathroom too. Outside, there is a decked balcony area providing views over the village and countryside beyond.

Whitsands Road, Swaffham; for sale for a guide price of £95,000 with Auction House on 01603 505100 on October 25 at 11am at the Dunston Hall Hotel, Norwich.

This is a wildcard; I haven't been to see it but I love the fireplace inside and just think this could be a good investment or you could make it into the most lovely home. It is a two bedroom, semi-detached period cottage in brick and flint, built around 1912.

Inside is a sitting room, kitchen, a dining room, bathoom and upstairs, two bedrooms. Outside, there is a rear garden.
