Nearly 30 proposed bungalows could be blocked due to concerns about the impact noise from a new road could have on existing home owners.

Outline plans for 25 properties were submitted by Hardy Developments Ltd for a section of farm land off Sharman Avenue, in Watton, in December.

The plans include 10 affordable bungalows which is 40pc of the total development, of which five could be one bedroom, four two bedroom, and one three bedroom house.

The rest of the development includes plans for 11 three bedroom bungalows, two two bedroom homes, and two four or more bedroom houses.

However, the developers are likely to see their application refused by Breckland District Council due to an increase in noise.

In the committee report, the council state increased traffic from the new homes would cause disturbance to those living next to the new access road to an 'unacceptable level'.

It states: 'This will consist primarily of noise, to the property and rear garden from vehicles using the access running the full length of the garden in close proximity.

'But also light from car headlamps, and overshadowing due to the need to erect a new boundary to protect the privacy of 23 and 27 Sharman Avenue rear gardens.'

In the report's conclusion, the planning officers state the low density of the application and the sustainable location of the development are positives, but states that the 'significant and demonstrable harm' to existing homeowners outweighs any benefits.

The conclusion states: 'in significant harm to the residential amenity of 23 and 27 Sharman Avenue due to the introduction of a new vehicle and pedestrian access for up to 25 dwelling in very close proximity to their boundaries and flank elevation.'

Councillors could, however, decide to ignore the recommendation of the planning officer and approve the plans, which will be discussed at the next Breckland District Council planning committee meeting on Tuesday, February 11.

Watton is a popular place for development with plans for 54 more new homes in Watton submitted last month and Gladmans resubmitting an application for up to 180 new homes in the town in August.
